Fakenham was an integrated care organisation pilot project which included primary care, social care, ambulance staff and community surgery facilities to support secondary care shift. Medcentres developed the project including acquiring the land at risk and supporting the practice with the disposal of their old premises. Some 15 years later we returned to help the owner and tenant deliver a refurbishment project to increase capacity,

Alongside an extra care scheme, we are currently completing 34 units of general needs housing for Bromfield Flagship. Medcentres acquired the site and completed the design and planning processes including the first approval in North Norfolk of a major planning app with nutrient neutrality.

We worked with the investor and GP Practice to reconfigure and refurbish a medical Centre we built over 20 years ago. The project improved the energy performance of the building significantly and incorporated air-source heat pumps and solar PV as well as an upgrade of lighting to LED and full clinical refurbishment including air-handling systems.

We provided a development package for our client including supporting a competitive tender for the project delivery, completing feasibility and pre-project design work and then securing planning permission and constructing the project which is due for completion in 2028.

We worked with a local authority to bring forward an undeveloped site with a scheme to support local housing need. The project will deliver 95 units of much needed housing including a 61 apartment extra-care scheme. Medcentres acquired the site, completed the design and planning processes and all infrastructure works, with HCC completing the construction of the housing units.

We worked with a long standing client to support the project after other contractors had ceased trading. We helped ensuring a deadline was met to commence construction works and quickly built a relationship with the Practice to help support the project delivery. Construction was complex on a city centre site with contamination issues and environment agency permits with complex foundations in poor ground conditions.

Our project teams completed the design and build of a second phase of the health and social care campus we completed in Fakenham comprising of general needs housing units for Places for People.

Medcentres worked with the Practice and Assura to deliver a much needed scheme in an urban area. Securing a site from the local authority to deliver the scheme, we achieved planning permission within 9 weeks of submission at committee. The total scheme took 36 months to deliver from an initial meeting to building handover, using our in-house teams alongside HCC and PSD.

Meadow Walk provided 66 units of specialist extra-care accommodation and was the first project of a new generation of specialist affordable housing for older people delivered in North Norfolk. Medcentres owned the land and completed the design and planning processes before taking on the construction risk to give a fixed price package for our client.
