What we do.
We provide a range of services for clients, tailored to their individual needs and don't subcontract key work streams - if an activity is important to overall delivery we develop the expertise we need in house. Given this and to ensure we can provide the same high standard of service to all our projects, we limit the number of clients in each area of our business. Our approach is about delivery not pipeline.

Development.
New build from concept to completion
At the core of what Medcentres does is development: we find land, design projects, achieve planning, secure funding and approvals, construct buildings and provide aftercare.
The services we provide are bespoke to each scheme but regardless of the phase of development we support our approach is the same - risk transfer for delivery using a multi-skilled team with a single point of contact.
Sustainability is at the heart of what we do, and we track completed buildings over time so we can demonstrate how our design approach delivers value for our customers.
We focus on practical solutions that are easily manageable in use and don't needlessly add cost - both in capital terms and operationally.

Land
Most of our projects start with an operational need in a fixed area. We have a long a track record of securing sites, using our flexible approach and negotiating team to secure the best advantage for our clients.

Design
Using our sister company, Primary Secondary Design Ltd, we advance design at an early stage allowing our clients to visualise how a scheme works on a site and giving them control over cost and deliverability.
We also take schemes to an advanced stage of design at a much earlier stage than most, managing issues around compliance to ensure that the scheme we design is the scheme that is delivered.

Planning
Our planning team has a well deserved track record for delivering schemes within tight time frames and a challenging and changing regulatory backdrop. This including major applications determined in 6 weeks and, achieving permission for one of the first schemes in Norfolk to mitigate nutrient neutrality. We evaluate BNG and management strategies at an early stage to ensure clients are fully informed about the impacts.

Funding and approvals
We have achieved funding approval for every NHS scheme we have delivered and maintain good relationships with Homes England and our clients funding partners. We appreciate that being able to understand the funding delivery route and provide information and business cases is key to our clients success. We also have access to a wide range of capital funding, including our own resources.

Construction
Our group company - Healthcare and Community Construction - builds directly for Medcentres and our clients, giving risk transfer and access to a multi-disciplinary construction team with over 20 years experience. HCC are unique amoungst contractors in being directly supported by our development teams. Unlike many developers or land promoters we don't consider our schemes successfully delivered until construction and hand over are complete.

Aftercare
We still have relationships with the occupiers of buildings we completed over 20 years ago and often provide support to our clients to help manage aftercare issues and ensure their buildings are running efficiently and as designed.
Refurbishment.
Asset management and improvement
Medcentres Projects provides our clients with tailored refurbishment projects from extension to internal refit to ensure buildings are ready for their next lease cycle.
Our teams are experienced at working in sensitive operational environments including working out of hours to meet client needs.

We understand that every refurbishment scheme must deliver economic value as well as an enhanced and compliant operational environment which respects the need to improve buildings performance. Our development and funding experience allows us to tailor schemes that deliver equally for building owners as well as their occupiers.

We evaluate all projects with this in mind looking for opportunities to deliver value within overall cost envelope and carefully managing the scope of schemes to ensure they remain fit-for-purpose and flexible into the future.

Strategic Review.
Understand the possibilities
We've carried our numerous strategic review projects for clients ranging from assessing the potential for a single asset to wider estate planning and decision making around rationalisation, new build, re-development and giving new life to existing assets.
Many clients want to understand what is possible and what the cost implications are and need effective information for strategic decision making. Because of our structure and the fact that we limit development activity we are unique in having development management capacity and expertise to put into strategic review.

Understanding existing assets
Estate make up can be diverse, some assets are beyond useful life and need to be repurposing, others can be refitted and extended and some could better provide an alternative service.

Costing and feasibility
Determining accurate costs is a fundamental step to project success. Often it is difficult to move forward without understanding what the individual pieces of the puzzle offer in terms of value for money. Our structure gives us a unique insight into costs as well as the drivers of value engineering.
